  1. Akomia.com is an online booking service for accommodation. Akomia.com displays a large variety of hotels, villas and apartments operating in East Africa. Akomia Limited is trade name registered in Tanzania , the registered office is located in Dar Es Salaam, Tanzania.

  2. You must be at least 16 years of age to utilize our services.
  3. Akomia.com is an online travel agent (OTA). We post information on hotels, their location, amenities, and ranking, types of rooms and prices and pictures. Upon receipt of the reservation inquiry, we contact the hotel immediately to check if the room requested at any given date will be available. We send an instant message to the customers confirming the reservation if the accommodation is available. If the accommodation is not available we inform the customer as well and we may suggest him an accommodation of the same quality and price. We strive to respond immediately and guarantee our customers feedback Within a 12 hours period  For emergency accommodation and bookings please contact our Customer Care Center..   
  4. Akomia.com receives payment on behalf of the hotels, villas and apartments.
  5. Akomia.com collects payment for all reservation within a 48 hour period.  If payment is not effected within that period the reservation is automatically cancelled. We only accept payments made by credit or debit card.
  6. Akomia.com will act as mediator between the customer and the supplier in any such situation whereby the customer and the supplier cannot agree to a solution whereby poor service has occurred.
  7. Cancellation Policy: Accommodation is held from the time it is initially confirmed for a period of 48 hours during which time payment must be made. The closer to your arrival date any accommodation is cancelled, the less likely it is that the accommodation provider will be able to resell it.  Accordingly, if you cancel your booking, a charge has to be made and the later the cancellation, the more that charge will be. For cancellation of accommodation bookings, cancellation charges will be calculated as set out in the table below::
    • Within 7 days of arrival date (or after) - 100%
    • 8 - 14 days before arrival date - 50%
    • 15 - 34 days before arrival date - 30%
    • 35 - 56 days before arrival date - 20%
    • More than 56 days before arrival date - 10%
    Charges are shown as a percentage of the total booking cost.

    Whilst akomia.com will make all reasonable efforts to forward cancellation notifications promptly to the accommodation provider as applicable, akomia.com will not be liable for any failure to do so where you have not provided the information necessary to enable the cancellation to be effected or you have not provided that information in good time.
  8. The earliest you can Check-in is 12 a.m. and the latest you can check out is 10 a.m. any derogation to this rule might be negotiated on a case by case basis with the hotel management. Special arrangements can be made on request at the time of booking.
  9. Payment is due within 48 hours from the time of booking confirmation by way of credit or debit card.  All bookings are confirmed prior to making a payment.  Failure to make payment within the allotted period will result in the booking being cancelled and removed from the akomia.com database.
  10. Akomia.com will not be held liable for any losses, damages, liability, claims or expenses (whatsoever and irrespective of whether direct, indirect, consequential) arising from the use of our site or any products or services purchased on it. Akomia.com makes no warranty or representation as to the fitness or suitability of any product or service displayed on this website.
  11. After completing the booking process and payment has been processed the customer shall receive, by email, a printable confirmation detailing all relevant information pertaining to the booking.
  12. When you book accommodation through akomia.com, you accept responsibility for the proper conduct of all members of your party (including children) during your stay. The accommodation provider concerned reserves the right at any time to terminate the stay of any party member(s) whose behavior is such, in the reasonable opinion of the accommodation provider, as to cause or to be likely to cause danger, upset or distress to anyone else or damage to property. Full cancellation charges will then apply and no refund will be given. Furthermore, neither the accommodation provider nor akomia.com shall be under any obligation whatsoever to pay compensation or meet any costs nor expenses (including but not limited to alternative accommodation) you may occur as a result of your stay being terminated.
  13. If you cause damage to the accommodation in which you are staying, you must fully reimburse the accommodation provider concerned for the cost of the damage before the end of your stay if the cost has been established by then or as soon as it has been established.
  14. All information on the website was accurate at the time of posting.  Akomia.com will not be held responsible for inaccuracies as a result of a hotelier changing his/her information without informing akomia.com.
  15. Akomia.com reserves the right to change the terms stipulated herein at any time without prior notice. However, the changes to the terms will not affect reservations made prior to the time of any change
